Having access to a curated network of wholesale lenders is only valuable if those lenders are the right ones. Here is exactly how every lender earns — and keeps — a place in Silvio's network.
Not Every Wholesale Lender Makes the Cut
There are hundreds of wholesale lenders operating in the U.S. mortgage market. Having access to all of them is not an advantage — it's noise. What matters is having access to the right ones: lenders with competitive pricing, reliable underwriting, strong closing performance, and the program depth to handle a wide range of borrower situations.
Silvio's lender network is the result of years of active evaluation. Every lender on the list has earned their place through consistent performance across the criteria below — and any lender who stops performing is replaced.

The Vetting Standards Every Lender Must Meet
Competitive Rates & Pricing
Every lender in the network is benchmarked regularly against current market pricing. Silvio monitors rate sheets daily and compares lender pricing across loan types, credit tiers, and property categories. If a lender's pricing consistently falls behind the market, they are removed from active consideration. Your loan always goes to the lender offering the best combination of rate and total cost — not the lender Silvio has the longest relationship with.
Proven Track Record of On-Time Closings
A competitive rate means nothing if the loan doesn't close on time. A delayed closing can cost you your purchase contract, your rate lock, and thousands of dollars in extension fees. Silvio tracks closing timelines for every lender in the network and only works with partners who consistently meet or beat their stated timelines. Lenders with a pattern of delays — regardless of their pricing — are not used for purchase transactions.
Program Breadth & Flexibility
Not every borrower fits the standard mold. Self-employed borrowers, investors, non-citizens, first-time buyers needing down payment assistance, and buyers purchasing non-warrantable condos all need specialized programs. Silvio selects lenders who offer a wide range of products — from standard conventional and government loans to DSCR, ITIN, bank statement, and DPA programs. A lender with a narrow product menu limits your options; a lender with broad programs means more borrowers get approved.
Transparent Underwriting Guidelines
Surprises in underwriting are one of the most common reasons deals fall apart. Silvio works only with lenders whose underwriting guidelines are clearly documented, consistently applied, and communicated in advance. Before submitting a loan, Silvio reviews the lender's guidelines against the borrower's specific file to confirm the loan will be approved as structured. No last-minute conditions, no moving goalposts, no surprise denials three days before closing.
Responsive Account Teams
When a question comes up mid-transaction — and it always does — Silvio needs answers within hours, not days. Every lender in the network has a dedicated account executive who is reachable, knowledgeable, and empowered to resolve issues quickly. Lenders whose account teams are slow to respond, difficult to reach, or unable to provide clear answers are removed from the active network regardless of their pricing. Speed of communication directly affects your closing timeline.
Licensing & Regulatory Compliance
All lenders in the network are verified to hold active licenses in every state where Silvio operates. Silvio confirms that each lender is in good standing with state regulators, has no outstanding enforcement actions, and meets the compliance standards required by Innovative Mortgage Services, Inc. Regulatory compliance is non-negotiable — a lender with licensing issues or compliance violations is never used, regardless of their pricing or program offerings.
Borrower Experience & Communication
The lender's interaction with the borrower matters. Silvio evaluates how each lender communicates during the loan process — the quality of their disclosures, the clarity of their closing documents, and the professionalism of their closing team. A lender who creates confusion or stress for borrowers at the closing table is not a partner Silvio continues to use. The goal is a smooth, professional experience from application to keys.
Financial Stability & Longevity
Mortgage markets can be volatile. Lenders who are financially unstable may pull programs, change pricing mid-lock, or exit the market entirely — leaving borrowers stranded. Silvio monitors the financial health and market presence of every lender in the network and avoids newer or undercapitalized lenders for purchase transactions. Stability matters most when rates are moving quickly or market conditions are uncertain.
